Why You Test For Mold:
It is imperative to always test the indoor air quality of the structure first to determine the extent of the condition as it currently exists. The Certified Mold Inspector will test the air and obtain samples that will give you a clear understanding on your indoor environment. If the environment is found to be unhealthful, the Certified Mold Inspector will author a remediation protocol which is the "playbook" for the remediation company to follow. This protocol identifies exactly what should be done to properly remediate the structure and make it healthful and safe to occupy. The remediation work for the structure should never be done without first having a mold remediation protocol in place. There are three very important reason.
1. Attempting to do any remediation work without first testing and following a mold inspectors remediation protocol can make the condition much worse. Without knowing exactly what the condition is throughout the structure, mistakes can be made. Areas that do not need any work are unnecessarily remediated while other areas that need attention are overlooked. Mold is microscopic. What you can see with the naked eye is just the tip of the iceberg.
2. The remediation contractors will bid the job based upon the protocol. This will ensure that you are obtaining bids that are apples-to-apples in their scope and that the work being being done is only what is absolutely necessary to make the structure heathful. Doing it any other way risks your health, safety and may cost you thousands of dollars in additional expenses.
3. After the remediation contractor has completed their work, the mold inspector will return to the structure to visually inspect the work to determine if the protocol was followed. At that time they will re-test the air quality. The site inspection and the re-testing of the environment is a very effective checks and balances system which is designed to ensure that the remediation was done properly and that the structure is healthful to occupy. The mold inspector is there to provide a neutral and unbiased review of the work completed and to analyze the laboratory results. This protects both your health and your money.
